Land is sold in various size lots. My research into Luna County and Deming Ranchettes & Sunshine Ranchettes leads me to believe that you need at least 1 acre. I have yet to pin anyone down in government control on this point but it appears that if you have less than an acre there are more expensive septic system rules that kick in. Please verify BEFORE you buy your land that you know what rules you fall under. I have run into many land owners who have .5 acres and can't do anything with it.

Make Sure You Can Get to Your Land

There are lots I could not drive to. The desert roads were obliterated. I can only imagine what access is like in the rain or after a rain. The Land Sellers are selling something, so they tell you the roads are great. Then you show up years later and you are stuck in your Honda in the road. Land Sellers are selling DREAMS. Make certain you are not the second fool to buy useless land carved up in the 1960's.

Luna County New Mexico has big water issues. They require drilling a water well. The cost can be $30,000 and up. There are no guarantees. Homeowners who already have water wells are complaining at Luna County meetings that their water wella are drying up. Luna County officials have little to say.

Deming is home to some large-scale Dairy Farms. Cows poop a great deal. It smells. In the heat, it can smell more. Land Sellers have failed to inform me of this stinky problem. Do your homework BEFORE buying land.
